    Ko tā mātou mahi - Our Role

    We have an opportunity for a Development Manager to join our Commercial Products team on a permanent basis. You will be responsible for delivering Buy off the Plans / underwrite work programme.

    You will need to grow, maintain and manage complex developer stakeholder partnerships and act as a Kāinga Ora 'face' representative throughout a developments project lifecycle.

    Ngā pūmanawatanga ōu - What you will bring

  • Significant development and property experience and a deep understanding of the development life cycle, with at least 5 years' experience in the development / property or related sector
  • Demonstrated understanding of residential valuations
  • Strong understanding of what constitutes good residential development within the constraints of affordable housing
  • Significant understanding of and 5 years' experience in negotiating commercial contracts
  • Demonstrated creativity and innovation in structuring land or commercial transactions to create more value for all parties or relax otherwise binding constraints
  • Proven experience in balancing government requirements and commercial imperatives
  • Significant experience in managing relationships across a broad range of building industry providers.
  • Ability to manoeuvre comfortably through complex processes and government requirements to achieve the desired outcomes for complex, sensitive or risky programme deliverables
  • Sensitivity to how people and organisations function, ability to deal comfortably with organisational politics and anticipate landmines, and to plan approaches accordingly
  • Experience in identification and management of risk in a political environment
  • Project management experience, including proven ability to successfully manage and lead multiple concurrent projects of high complexity
