Our Role

We are currently seeking an experienced asset or property professional to join our new Investment and Planning team that manage around 20,000 public homes.

The Portfolio Manager undertakes long-term planning for the existing portfolio of public and supported housing for Kāinga Ora.

You will work with other members of the Investment and Planning Team to develop and implement Regional Investment Plans and area development strategies to ensure the assigned portfolio is configured appropriately to meet demand.

The Portfolio Managers are the main interface between Regional Property Manager teams and the Investment and Planning Team in the Central place based groups.

In this role, you will ensure your assigned portfolio meets the social and commercial objectives of Kāinga Ora, you will be responsible for monitoring the delivery of asset plans and programmes, including monitoring performance against targets, exceptions reporting, and resolving issues before they impact on the customers or front line staff of Kāinga Ora.

Ngā pūmanawatanga ōu What you will bring

  • Property Management or Valuation Degree or related Qualification or equivalent practical experience in an Asset or Facilities or Body Corporate Management related
  • A minimum of 2-3 years' experience in the management of property assets, preferably as a Kāinga Ora Asset
  • Experience in undertaking options analysis, writing business cases and reports
  • Understanding and interpreting financial and technical information
  • Knowledge of construction and property development
  • Knowledge of property legislation including the Fencing Act, Resource Management Act, Residential Tenancies Act and Unit Titles Act
  • Understanding of Resource Consent planning processes at Territorial Authority level
